MBTA ATM and Automated Retail Machines - Various Locations - MBTA Transit System

CardTronics has been designated for 24 ATM locations throughout the MBTA transit system, leasing at a rate of $9,000 annually per ATM. This will generate $216,000 annually with a 3 percent annual increase.

 

Beverly Depot Commuter Rail Station

A Transit-Oriented Development opportunity was identified in April 2016 directly above and adjacent to the new garage at the commuter rail station at Beverly Depot. A contract was awarded to Barnat Development to build 67 units of housing and 4,500 SF of commercial space.

 

Property in the Town of Belchertown - 47 State Street

After having been identified for sale through DCAMM's auction program, the Town of Belchertown expressed interest in acquiring the property for a public use. DCAMM sold this 5.4 acre property to the town for $80,000.

 

MBTA Solar Infrastructure Program - Various Locations

The MBTA Fiscal and Management Control Board has approved a 20-year lease agreement with Omni-Navitas Holdings LLC to install solar infrastructure at 37 MBTA-owned parking facilities. The agreement will generate $1.9 million in base rent in the first year, with a 3 percent annual increase. Once all locations are fully operational, the MBTA will realize approximately $250,000 annually in savings through a reduction in snow removal, electricity and lighting maintenance costs. Implementation is planned throughout the winter and spring 2017.

 

Mattapan Station Parking Lot - Land Sale

Mattapan Station’s approximately 240 parking spaces are only 20% utilized on a typical weekday. The MBTA identified this property as an opportunity for transit-oriented housing development. In May 2016, the MBTA designated Preservation of Affordable Housing Inc. (POAH), backed by Nuestra Comunidad Development Corporation, as the developer for the site. Plans include two buildings that will contain a total of 135 units of housing, with 52% of units offered as affordable. The plans also include an estimated 10,000 sf of commercial space.

 

Greenbush Commuter Rail Station - Upper Parking Lot - Land Sale/Lease links to PDF file

A section of the Greenbush Commuter Rail Station parking lot was put up for bid as an opportunity for transit-oriented development. The MBTA has designated the Drew Company as the developer of this site. The 4.4 acre parcel is located at 345 Driftway in Scituate. The property sold for $2,019,604.

 

I - 90 Turnpike Fuel Sales Leasing Opportunity - Various Locations links to PDF file

This opportunity includes 11 locations on the Massachusetts Turnpike. Gulf Corporation was designated as the successful bidder for a 9 year lease, totaling over $84 million. Gulf has been the service provider for these locations over the past 15 years, and the designation comes with minimal transition costs.

 

North Quincy Parking Lot (No Link Available)

The winning bid and designation for this project was awarded to Bozzuto and Atlantic Development. The 99-year lease will generate $230,000,000 over its lifetime. The site will include 579 units of housing in addition to 42,000 SF of commercial space.  Also as part of the project, a new parking garage will be built to replace the spaces from the surface lot, owned by the MBTA.

A 16,000 SF parcel at 471 Maple Street was sold for $15,000.

 

Property in the Town of Greenfield - 62 Newell Pond Road

1.9 acres at 62 Newell Pond Road were sold for $10,000.

 

Property in the Town of Washington - 509 Summit Hill Road

33 acres at 509 Summit Hill Road were sold for $45,000.

               

Property in the Town of Westborough - Corner of Milk Street and Oak Street

2.1 acres were sold for $517,000.

 

Property in the Town of Framingham - 364 Irving Street

1.4 acres at 364 Irving Street were sold for $209,000.

A lease was awarded to Verizon for $275,133 over 10 years, with two 5 year options.

A lease was awarded to Verizon for $104,058 over 10 years, with two 5 year options.

A lease was awarded to Verizon for $275,133 over 10 years, with two 5 year options.

A lease was awarded to Verizon for $185,529 over 5 years, with four 5 year options.
