105 SOUTH HUNTINGTON – PARCEL A

DESCRIPTION OF PROPERTY

As authorized by Chapter 26 of the Acts of 2003,The Commonwealth of Massachusetts through its Division of Capital Asset Management and Maintenance offered 1.15 acres of land at 105 South Huntington Avenue in the Jamaica Plain neighborhood of Boston, known as Parcel A, (as identified on a survey entitled “Project Title # 105 South Huntington Avenue in the Jamaica Plain, Boston, MA” dated November 4, 2004 prepared by Rizzo Associates, defined here as “the Site”) at auction on June 29, 2005. The 1.15 acres of vacant land is ideal for urban smart growth development as it is located near public transit (Heath Street stop on the “E” green Line and a bus line are directly across the street from the property, on Huntington Avenue). It is adjacent to the Longwood Medical Area and has views of Bulloughs Pond with frontage on both the Jamaica Way and S. Huntington Avenue. The property is zone for neighborhood institutional uses and as-of rights include residential development.

DISPOSITON PROCESS AND ECONOMIC BENEFITS

As authorized by Chapter 26 of the Acts of 2003,The Commonwealth of Massachusetts through its Division of Capital Asset Management and Maintenance (“DCAM”) offered the Site at a public auction on June 29, 2005. The Site was sold to the high bidder team of Michael M, Anthony M. and Assad M. Nader for $1.54M. The purchase and sales agreement was signed at the auction and the transaction closed on September 6, 2005. The economic benefits of an as-of-right development include seasonal construction jobs, market rate and affordable residential units, and tax revenues to the City of Boston and the Commonwealth.
