100 NASHUA STREET - FORMER REGISTRY OF MOTOR VEHICLES, BOSTON

DESCRIPTION OF PROPERTY

The Commonwealth of Massachusetts, Division of Capital Asset Management and Maintenance, (DCAM) sold the 100 Nashua Street property to the General Hospital Corporation in February 2005. Once the site of the former Commonwealth of Massachusetts’ Registry of Motor Vehicles Building, the property consists of +59,440 square feet of vacant land located in the North Station area of Downtown Boston. Portions of this area are subject to highway and utility easements. The property is encumbered by several easements, including water lines, sewer lines, permanent and temporary construction easements and a highway tunnel. The existence of the highway tunnel will impact the design of new construction.
The property offers an exciting and rare opportunity for development in the City of Boston, adjacent to properties along the Charles River, the City of Cambridge, and the Inner Boston Harbor.


DISPOSITION PROCESS & ECONOMIC BENEFITS

The sale of the property was undertaken in accordance with, and subject to, Sections 63 and 96 of Chapter 235 of the Acts of 2000.

The Disposition Property is located in the North Station/West End section of the City of Boston. It is a short walk to the retail, financial, and government districts in downtown Boston. The area is characterized by modern mid-rise office, medical and institutional buildings. The Fleet Center, Spaulding Rehabilitation Hospital, and the Tip O’Neill Federal Building are three prominent buildings contributing to the major increase in pedestrian activity and real estate investment in this section of the city.
The Massachusetts Bay Transportation Authority (MBTA) operates the North Station Commuter Rail Line connecting to cities and towns north of Boston, as well as MBTA train and trolley lines serving the greater Boston area.
