What you need

If you want to become a broker or salesperson in Massachusetts, you must meet the following requirements before taking your exam.
 

To apply for a salesperson license, you must:

To apply for a broker license, you must:

  • Be at least 18 years old
  • Have at least 3 years of experience working for an active Massachusetts broker (at a minimum of 25 hours per week). Please complete the Employing Broker Certification Form.
  • Currently hold a Massachusetts salesperson license
  • Complete a Massachusetts Board of Real Estate Educational Certificate form from a Board approved Real Estate School
  • Complete 40 additional hours of real estate education
  • Have a notarized $5,000 surety bond completed and signed by an insurance agent and the principal candidate/examinee
  • This must be the original, a copy is not acceptable
  • Successfully complete your licensing exam

How long is my license valid?

  • Licenses are valid for a minimum of 2 years and a maximum of 3 years
  • The issue date is the date the candidate passed their examination
  • The expiration date is the candidate’s date of birth
    • For example, if the license is issued on March 15, 2019, and the candidate’s birth date is April 1, the license will expire on April 1, 2021

Fees

The exam fee is not refundable or transferable, and is valid for one year from the date it was paid.

If you miss your exam, you will need to pay a $54 retake fee in order to reschedule.

How to apply

  • Applications, renewals, and reinstatements must be submitted online through the eLIPSE portal.
  • You will be asked to submit all required documents via the eLIPSE platform and will be notified of any required next steps.
  • Payment will also be made via the eLIPSE platform.

You may visit our welcome center at One Federal Street, Suite 600, Boston MA 02110 any time between 9:00am- 5:00pm and our welcome center staff will guide you through the process via our agency kiosks or your personal laptop/mobile device.

Next steps

  1. Schedule your Exam with PSI

  2. Pass the Exam

    You need to score a minimum of 70% correct to pass.

  3. Receive your License

    All licenses are printed and issued at the testing centers regardless of where exam was taken, online or in-person, after successful completion of the exam. Please be prepared to pay license fee at the testing center. If you take the test virtually you will be sent instructions on what to do to obtain the license from PSI.
