What you need
A real estate school license is required to give board-approved instruction in:
- Broker and salesperson pre-license education
- Real estate instructor education
- Real estate broker and salesperson classroom and online continuing education (CE)
All applicants must submit a completed application and pay required fees.
Required documents
You must submit the following documents with your application:
- A notarized Criminal Offender Record Information (CORI) form completed and signed by the owner(s), and authorized representative(s)
- A $20,000 Surety Bond with the school’s name
- A copy of the Doing Business As (DBA) certificate registered with the city or town in which the school will operate
- A copy of the occupancy permit
- A copy of the Instructor’s Approval Letter from the board
- An Attestation Form, if offering continuing education (CE) & pre-licensing 40-hour course online
- If the owner(s) or authorized representative(s) has pending or past disciplinary action against their professional license in any location, either inside or outside of the United States, a document detailing that action must be included with the application. Certified copies of any disciplinary documents or official records of the disciplinary action are required as well.
- If the owner(s) or authorized representative(s) has any prior felony or misdemeanor convictions against them in any location, either inside or outside of the United States, a document detailing the convictions must be included. Copies of certified court records related to the conviction must also be included.
Fees
The application and license fees are combined and paid together. A branch fee must be paid for each individual location. Fees are charged when your application is submitted and can be paid online at the end of the online application process, either by credit card, debit card, or bank account.
Please note that there is a separate convenience fee charged by the Department of Labor’s (DOL’s) vendor for certain online payment transactions.

How to apply
- Applications, renewals, and reinstatements must be submitted online through the eLIPSE portal.
- You will be asked to submit all required documents via the eLIPSE platform and will be notified of any required next steps.
- Payment will also be made via the eLIPSE platform.

Application Review and Processing
Please note that the board will only review complete applications. Those submitted without all required information and supporting documents will be determined incomplete or denied.
Application Approval and License Issuance
Once approved, the license number will appear on your account immediately. Your license information will be added to DOL's public “Check a License” database within 24 to 48 hours after it is issued. A license card will be mailed to the address provided on your application.
