If you or a household member has a disability (or is over 60 years old), our Home Modification Loan Program (HMLP) is here to help. By providing no interest loans to make your home more accessible, HMLP can help you become more independent.

Program guidelines

Home Modification Loan Program (HMLP) helps people with disabilities (or who are over 60 years old) live independently at home. HMLP follows these guidelines:

  • All eligible borrowers receive a zero-interest deferred-payment loan.
  • Home modifications can include bathroom and kitchen upgrades, ramps, stair-lifts and/or platform lifts, sensory or therapy spaces, hard-wired alarm systems, fences, and accessory dwelling units. 

Modifications do not include window, roof, heating, or septic repair.

Am I eligible?

You may be eligible for the Home Modification Loan Program (HMLP) if you:

  • are a Massachusetts resident, 
  • have a disability,
  • have a household member or household members with a disability, 
  • have a household member who is over 60,
  • have documentation of need, and
  • meet the income-based requirements
