What you need for Apply for a mortgage lender or mortgage broker license
To get a license to conduct business as a mortgage broker or mortgage lender in Massachusetts, you must satisfy the requirements of the DOB’s regulation. This includes a business experience requirement.
A license is not required for a mortgage lender or broker making and/or originating fewer than 5 mortgage loans in any period of 12 consecutive months. However, such mortgage entities are required to register on the NMLS as “exempt entities” so that their mortgage loan originators can become properly licensed in Massachusetts.
All fees below are for both mortgage broker licenses and mortgage lender licenses unless otherwise noted.

All Mortgage Lender or Mortgage Broker license applications are submitted online using the NMLS with any supporting documents being mailed to the DOB.
If you are associated with a company, it is important that you check in with your company before creating or completing a record in the NMLS.
