Are you a financial entity with a benefit or interest in a Massachusetts residential mortgage? You are required to electronically file all foreclosure petition and sale information with the Division of Banks (DOB).

What you need

You will need a verified account to file Massachusetts foreclosure petition and foreclosure sale information with the DOB using the FILIR System.

You can only start the online registration filing process after a foreclosure petition (or action) has been brought by the mortgagee under the Soldiers' and Sailors' Civil Relief Act. 

To file foreclosure petition or foreclosure sale information, you will need to log in to the Foreclosure Petition Website and provide:

  • Borrower information
  • Filing entity information
  • Previous loan assignees (if applicable)
  • Right to Cure information or the acceleration date

How to file

All financial entities with a benefit or interest in a Massachusetts residential mortgage are required to electronically file all foreclosure petitions and foreclosure sales involving one-to-four family, owner-occupied properties with the DOB.

You must enter foreclosure petition information in FILIR within five business days after filing with the Land Court.
