EDIP Incentives Awarded in 2025

The Healey-Driscoll Administration and the Commonwealth’s Economic Assistance Coordinating Council (EACC) approved the following projects for Economic Development Incentive Program (EDIP) in 2025.

CD PROJEKT RED Inc. & The Molasses Flood - Waltham CD PROJEKT RED is an independent video game development studio based in Poland that has produced popular games like The Witcher and Cyberpunk 2077. The company is seeking to expand its presence in Massachusetts by leasing an additional 9,147 square feet of space and investing approximately $4.5 million to outfit the space. The company expects to create 141 jobs over the next three years with an anticipated average salary of over $170,000 per job. The EACC has approved $2,128,188 in EDIP tax credits.

Petricca Industries Inc. & Unistress Corp. - Pittsfield Unistress Corp. is a third-generation family business located in the City of Pittsfield that manufactures precast/prestressed concrete products used in the construction of concrete structures such as parking garages, bridges, stadiums and microchip plants. The company is seeking to expand manufacturing space by 15,510 square feet to support contracts for microchip plants in the northeast. The EACC approved $750,000 in EDIP tax credits and the City of Pittsfield approved a 10-year TIF valued at $652,786.

StormTrap LLC - Amesbury StormTrap LLC, founded in 2002, provides environmentally friendly stormwater management solutions. The company specializes in designing and engineering precast concrete systems aimed at controlling the volume and discharge timing of stormwater runoff. The company is seeking to establish an East Coast presence by investing $370,000 to lease and improve 2,200 square feet of space that will allow the company to hire 25 permanent full-time employees in the next five years. The EACC approved $375,000 in EDIP tax credits.

Aved Electronics LLC - Lowell Aved Electronics LLC designs and manufactures custom battery packs, cable harnesses, and electro­mechanical assemblies primarily for the medical device OEM market. Aved addresses these needs in high-reliability applications for security, robotics, oceanographic, and industrial applications. The company intends to invest $5 million to move from a 52,000-square-foot facility in Billerica to an 80,000-square-foot facility in Lowell. The project is anticipated to retain 172 jobs and create 76 new permanent full-time employees. The EACC approved $1,125,000 in EDIP tax credits and the City of Lowell waived $75,000 in permitting fees.

Ja’Duke Inc. - Greenfield  Ja'Duke offers childcare, performing arts, and drivers’ education courses in Turners Falls. The company is investing more than $2 million to purchase and renovate 270 Main Street in Greenfield into a 25,000-square-foot educational space that will complement its existing location. The EACC approved $270,000 in EDIP tax credits and the City of Greenfield approved a five-year TIF valued at $20,585.

Formlabs Inc. – Billerica Formlabs, a manufacturer of 3D printers, is opening a new open-concept industrial & lab facility in the Greater Boston area to expand capacity and capabilities for internal Engineering & Operations teams. The facility will accelerate the company’s ability to scale new products and services by placing space-intensive activities such as R&D, manufacturing, and print farm production within reach of Formlabs’ Somerville headquarters. The company will invest $400,000 in the project and create 25 jobs in the first year. The EACC has approved $375,000 in EDIP tax credits.

Emseal Joint Systems Ltd. – Westborough Emseal Joint Systems manufactures and distributes pre-compressed sealants and expansion joints to commercial, industrial, and institutional users worldwide. In 1990, Emseal moved its U.S. operations from Stamford, Connecticut to the current 30,000-square-foot headquarters in Westborough, Massachusetts. Emseal is investing more than $8.59 million to expand in Westborough, including leasing an industrial building adjacent to the company's current location to accommodate warehousing, manufacturing, and an additional office space that will result in 23 new jobs. The EACC approved $345,000 in EDIP tax credits.

Schneider Electric USA Inc. – Boston Schneider Electric is a cleantech company focused on automation and energy management. The company will invest millions as part of a project that will support ongoing growth and business operations in the region, resulting in the creation of 40 new full-time jobs. The EACC approved $600,000 in EDIP tax credits.

C2S Energy LLC – New Bedford C2S Energy is a Mass Save contractor that is seeking to expand due to rapid growth and limited space at its current 70,000 square foot facility. The project would involve an investment of $500,000 in the property, retain 50 existing jobs and create 35 new jobs. The EACC approved $525,000 in EDIP tax credits.

Abside Networks Inc. – Acton Abside, a communications hardware and software networking manufacturer, is making critical investments in the research, development, and production of open radio units. The project will invest $39 million and result in 62 additional jobs with an average salary of approximately $170,000. The EACC approved $930,000 in EDIP tax credits.

DRS Naval Power Systems Inc. – Fitchburg DRS, a contractor for the U.S. Navy, will invest approximately $7 million to expand, renovate, and rehabilitate existing industrial and office space in Fitchburg, creating 50 new jobs and retaining 170 existing jobs. The expansion will grow operations related to submarine industrial base capacity and capability needs. The EACC approved $3.55 million in EDIP tax credits for new and retained jobs.

Eagle Management Co LLC – Methuen Eagle Management, a service-disabled veteran owned small business that manufactures wooden doors and drawers, is seeking to combine its manufacturing facilities in Lawrence and Middleton into an expanded 37,700-square-foot manufacturing facility in Methuen. The business will purchase the property for $6.15 million, and invest $1.5 million to equip, outfit, and complete relocation. The new facility will support the creation of 25 jobs over the next five years. The EACC approved $375,000 in EDIP tax credits.

Masters Academy International – Stow Masters Academy will invest $83.8 million to purchase and refurbish an 82-acre former Bose headquarters, converting it into an elite private sports academy focused on academics and athletics for more than 600 students. The project will result in 190 new jobs. The EACC approved $2.850 million in EDIP tax credits.

Hasbro, Inc. – Boston Hasbro is a leading games, IP and toy company known for iconic brands such as Monopoly, Play-Doh, Transformers and Magic: The Gathering. The company will invest $25 million in the project and create 700 jobs in Massachusetts. The EACC has approved $14 million in EDIP tax credits.

Voya Financial Inc. – Boston Voya provides clients with a variety of financial services, including retirement, investment, and insurance. The project involves the opening of Voya's first Boston office, including an investment of $4 million and the creation of 220 net new full-time professional service jobs between October 2025 and December 2029. The EACC approved $3.3 million in EDIP tax credits.

Saint Gobain Ceramics & Plastics Inc. – Northborough Saint Gobain is a material manufacturer seeking to invest $120 million to turn its 26-acre campus into a world-class innovation center in Northborough and Marlborough. The project investment of $120 million will result in 13 net new jobs and the consolidation of approximately 50 jobs from other Massachusetts locations. The EACC approved $195,000 in EDIP tax credits.

Precision Optics Corporation Inc. – Littleton Precision Optics manufactures optical medical devices for surgical and diagnostic procedures. The company will invest $2.6 million to relocate its corporate headquarters from Gardner to Littleton and expand operations, resulting in 86 new jobs. The EACC approved $1,290,000 in EDIP tax credits.

Entegris Inc. – Billerica Entegris is an advanced manufacturing company that is planning a $100 million expansion of its headquarters, manufacturing, lab and R&D space. This project would include the retention of 439 existing jobs and creation of 200 new jobs. The EACC approved $3.5 million in EDIP tax credits.

Franklin Community Cooperative – Greenfield The Franklin Community Cooperative is a cooperatively owned grocer operating two stores, Green Fields Market in Greenfield and McCusker's Market in Shelburne Falls. The project involves the relocation of the Green Fields Market to the former Wilson's Department Store in downtown Greenfield. The investment of $23.4 million will allow the co-op to increase its total retail space and create 20 new jobs. The EACC approved $300,000 in EDIP tax credits.

Trafa Pharmaceutical – Chicopee Trafa Pharmaceutical is a distributor of health supplements. The company plans to construct a 50,000-square-foot distribution building that will allow for the consolidation of three warehouse buildings into a single facility and will result in 15 net new jobs. The EACC approved $225,000 in EDIP tax credits for this project.

Jain Americas – Pittsfield Jain Americas is a manufacturer that serves the sign, display and graphic arts industries with extruded polycarbonate sheets and PVC sheets. The company intends to invest $8.5 million to purchase a building in Pittsfield and manufacturing equipment that will allow it to produce building exteriors like siding, trim, and shingles. The project will result in 31 new permanent jobs. The EACC approved $465,000 in EDIP tax credits.

Noble Carbon – Pittsfield Noble Carbon is an energy management company that designs and manufactures smart circuit breakers to enable electrification and help homes and businesses optimize their energy usage and bills. The project involves the investment of $570,000 and the creation of six new jobs. The EACC approved $105,000 in EDIP tax credits.

Garden Properties & Development – Williamstown Garden Properties will invest $7.7 million to rehabilitate the long-vacant Orchards Hotel in Williamstown into a fully operational hospitality venue with lodging, restaurant, and event space. The project will create 19 full-time jobs, eliminate blight, and support tourism and local economic development. The EACC approved $285,000 in EDIP tax credits.

AM Lithography – Holyoke AM Lithography is a veteran-owned commercial printing, secondary packaging, and large format print business that has experienced significant growth. The project involves the investment of $8 million to relocate operations from Chicopee to Holyoke, retaining 124 jobs in Massachusetts and creating eight net new jobs. The EACC approved $1,860,000 in EDIP tax credits.

Stillman Quality Meats LLC - Hardwick This woman-owned, diversified livestock farm and butchery is establishing a USDA-certified value-added meat processing and co-packing plant to serve local businesses. The company will invest $2,946,426 in the project and create 25 jobs in Massachusetts. The EACC has approved $375,000 in EDIP tax credits.

Photonis USA NV Inc. – Sturbridge A manufacturer of electro-optical technologies developing a night vision manufacturing facility, the company will invest $12 million in the project and create 68 jobs in Massachusetts. The EACC has approved $1,020,000 in EDIP tax credits.

Fameccanica North America Inc. – Middleton Fameccanica is an Italian robotics manufacturer with a location in Ohio looking to establish an advanced robotics R&D lab in Middleton. The company will invest $1 million in the project and create 25 jobs in Massachusetts. The EACC has approved $375,000 in EDIP tax credits.

Epic Polymer Solutions LLC – Grafton This manufacturer of monofilament and coated wire is expanding to three shifts to meet increased workload. The company will invest $7,557,642 in the project and create five jobs in Massachusetts. The EACC has approved $75,000 in EDIP tax credits.

Yankee Trader Seafood Ltd – Hingham Yankee Trader Seafood is a women-owned seafood manufacturer and distributor seeking to purchase a building to expand seafood manufacturing and develop cold storage space in Hingham. The company will invest $7.4 million in the project and create 33 jobs in Massachusetts. The EACC has approved $495,000 in EDIP tax credits.

Omni Control Technology – Northbridge This contract manufacturer is expanding to meet the manufacturing needs of other businesses including Amazon Robotics and Massachusetts based companies. The company will invest $2.4 million in the project and create 52 jobs in Massachusetts. The EACC has approved $520,000 in EDIP tax credits.

Jaz Brush USA Inc. – New Bedford Jaz Brush USA is a wholesale distributor of wire brushes and abrasive products that is seeking to expand its warehouse and office space. The company will invest $2,495,000 in the project and create six jobs in Massachusetts. The EACC has approved $60,000 in EDIP tax credits.

Quality Design Cabinet LLC – Fall River Quality Design Cabinet is establishing a cabinetry showroom and design center and moving the headquarters of its construction management company to Massachusetts from Rhode Island. The company will invest $1,022,780 in the project and create six jobs in Massachusetts. The EACC has approved $60,000 in EDIP tax credits.
