Subject: 780 CMR R313.2.1 & Appendix AJ112.4.2
Question: For an existing one-family dwelling that is subsequently enlarged, can the aggregate area of the completed structure be used to require installation of an automatic sprinkler system where the work being performed is an addition that qualifies for the exception?
Response: Section R313.2.1 and the exception in Appendix AJ112.4.2 do not require the installation of an automatic sprinkler system when an addition is constructed onto an existing one-family dwelling that was not previously equipped with a sprinkler system. The aggregate floor area of the completed dwelling cannot be used to impose a sprinkler requirement where the proposed work qualifies for the exception applicable to additions.
