The Commonwealth of Massachusetts acting by and through DCAMM issued a Request for Proposals to develop a portion of the former Boston State Hospital (BSH) Campus. As a result of the competitive process, DCAMM selected Lena New Boston to purchase and to redevelop 40 acres of the east and west campuses of the former BSH property.

New Boston Fund partnered with Lena Park Community Development Corporation, Boston’s oldest African American CDC (establishing Lena New Boston LLC venture).  Lena New Boston LLC invested over $240M in 497 housing units comprised of 650,000 SF in phases over the course of 18 years. Of the 497 units, 80% are affordable with deed restrictions and 28% are homeownership units.

To date, there have been 400,000 hours of construction labor, resulting in over 1,250 new jobs. Additionally, 53% of the construction labor workforce hours were performed by women and/or minority owned business enterprises. 

Amenities include the Gateway Center, which provides a gym as well as community indoor and outdoor spaces.

The last phase called The Preserve located on Warbler Way, Finch Street, Goldfinch Court consists of 80 mixed income homeownership units presently under construction.  Construction of The Preserve is anticipated to be completed by July 2025 with sellout by September 2025.
