The former BSH Campus encompasses approximately 175 acres and is located five miles southwest of downtown Boston, bounded by American Legion Highway, Morton, Harvard, Canterbury and Walk Hill Streets. The campus is divided into an East and West Campus bifurcated by Morton Street. Health care services ceased at the property in 1979 and redevelopment of the site has advanced over the intervening years under the guidance of a master plan. The Commonwealth has facilitated this redevelopment through capital investments in demolition, remediation, and new infrastructure.
Since the closure of the BSH, the site has been redeveloped into a lively mix of uses, including new rental and ownership housing, Mass Audubon’s Boston Nature Center, UMass Chan Medical School’s Mass Biologics, Brooke Charter Schools, Hearth Senior Housing, among others. Amenities include the Gateway Center, which provides a gym as well as community indoor and outdoor spaces.
To date, two developers have invested over $280M on 596 housing units across 850,000 square feet of the campus. Of those 596 housing units, 74% or roughly 440 units are affordable with deed restrictions.
To date, Lena New Boston LLC and Cruz Development Corporation have employed over 600,000 hours of construction labor to develop these housing units, resulting in creation of over 1,425 jobs. In addition, 59% of the construction labor workforce hours were performed by women and/or minority owned business enterprises.

In Construction
Olmsted Green – The last phase called The Preserve located on Warbler Way, Finch Street, Goldfinch Court consists of 80 mixed income homeownership units. Construction of The Preserve is anticipated to be completed by June 2025 with sellout by August 2025.
Harvard Commons – Currently in construction are the final two homeownership units anticipated to be completed by April 2025, and a four-unit development for Department of Mental Health clients to be completed by March 2026.
In the Pipeline
Olmsted Village - There will be 287 total housing units consisting of 348,100 sq ft across 3 components of which 248 units (86%) will be affordable with deed restrictions.
