Olmsted Village - Harvard St. & Warbler Way, Mattapan

The Commonwealth of Massachusetts acting by and through the Division of Capital Asset Management and Maintenance (DCAMM) issued a Request for Proposals. As a result of the competitive process, DCAMM selected 2Life Development Inc. and Lena New Boston II to purchase and to redevelop 10 acres along Harvard Street and Warbler Way of the former Boston State Hospital Property (BSH).

Details

There will be 287 total housing units consisting of 348,100 sq ft across 3 components of which 248 units (86%) will be affordable with deed restrictions.

The three housing components consist of:

  • Brooke House which will feature a six-story building with 127 units of affordable rental senior housing as well as a community center, medical suite and child care center on the ground floor
  • Treehouse will be a four-story building with 66 affordable intergeneration units of housing
  • 94 mixed-income homeownership units

This transaction is scheduled to close on August 2025 with construction to commence in Q4 2025.
