Learn how to take advantage of the new expanded homebuyer assistance program through MassHousing.

Saving for a downpayment and other upfront costs are some of the biggest barriers to buying a first home. That’s why Govenror Maura Healey is investing $25 million to make homeownership a reality for more working and middle-class families.  

Eligible first-time homebuyers can access $25,000 in a new homebuyer assistance loan program at 0% interest with deferred repayment terms through MassHousing. This limited-time assistance can help cover a down payment, closing costs, upfront mortgage insurance or a permanent interest rate buydown.  

What you need to know

MassHousing manages this program and works with approved lenders across Massachusetts to provide:

  • $25,000 in homebuyer assistance 
  • 0% interest 
  • No monthly payments on the assistance loan 
  • Available for eligible first-time homebuyers who lock a MassHousing mortgage between April 27 and July 31, 2026 
  • Can be used for down payment, closing costs, upfront mortgage insurance or a permanent interest rate buydown 

Who is eligible

This opportunity is available to eligible first-time homebuyers who:

  • Earn up to 135% of the area median income 
  • Are buying a single-family home, condominium, or 2-, 3- or 4-family property in Massachusetts as their primary residence 
  • Use a MassHousing Mortgage 
  • Work with a MassHousing partner lender 

Additional credit, income and program requirements apply. MassHousing and its lending partners determine final eligibility.
