Massachusetts Fire Code

The Massachusetts Comprehensive Fire Safety Code is based on NFPA 1, Fire Code, with amendments specific to Massachusetts. It is promulgated by the Board of Fire Prevention Regulations.

Current State Fire Code

The current State Fire Code went into effect on December 9, 2022. To view the base code free of charge:

• Select NFPA 1
• Select "2021 Fire Code"
• Click on "View Free Access"
• Compare the text of the base code with the Massachusetts Amendments adopted by the Board of Fire Prevention Regulations.

Notice: Proposed Amendments to 527 CMR 1.00 (Massachusetts Comprehensive Fire Safety Code)

The Board of Fire Prevention Regulations voted on October 15, 2026, to begin the promulgation process for proposed amendments to 527 CMR 1.00, the Massachusetts Comprehensive Fire Safety Code. To promote transparency and public access, the Board is making the proposed regulatory text available in advance of the required public comment period. This provides the public and other interested parties with an additional opportunity to review the proposed changes and stay informed as the process moves forward. The proposed text is not final and remains subject to change. It should not be relied upon as an adopted regulation unless and until the promulgation process is complete and the final regulations have been published in the Massachusetts Register and taken effect.
